The current maximum loan amount is $150,000 without an appraisal. Any loans over $150,000 and non owner occupied loans will require a full appraisal paid for by the applicant. Compass will loan up to a maximum of 80% of the unimpaired value of the home. Currently there are no fees charged with New Fixed Rate Home Equity Loans. A service charge of $300 will be charged on all home equities refinanced within 5 years of the mortgage date and replacement of current lien position.
